Design and Drawings

STRUCTURAL DESING

2D FLOOR PLAN

Detailed floor plan will be provided just for your reference only, floor plan for each project will be designed as per client’s wish.

STRUCTURE AND CIVIL

Construction Material

STEEL

  • ISI standard FE-500/550 tmt steel will be used as per structural requirement. Gopal, rd or equivalent brands will be used.
  • Steel rods starting from 8mm upto 20mm will be used according to the structural design and requirements.

CEMENT

  • ISI standard 53 and 43 grade cement will be used. 53-grade will be used for masonry and 43-grade will be used for plastering.
  • Sagar, karthik or equivalent cement will be used.

SAND

  • M-sand will be used for masonry and p-sand will be used for plastering.

BLOCKS/BRICKS

  • Standard solid 6-inch (rs.30) and 4-inch (rs.27) concrete blocks will be used.
  • 6-inch blocks for external walls and 4-inch blocks for internal walls.
  • NOTE: Wire-Cut bricks are notincluded in the package.

CONCRETE

  • RCC design mix will be used as per structural requirements.

AGGREGATES

  • 20mm and 40mm will be used.

WATERPROOFING

  • Dr.Fixit waterproofing solution will be used.

Construction Milstone

KITCHEN

  • Thickness of 40mm granite platform will be upto RS.110/sqft.
  • Kitchen sink, faucets and accessorie.
  • Stainless steel single bowl sink of worth upto RS.2500 will be provided.
  • Note: One kitchen will be provided for the 1000 square feet of built-up area.

CERAMIC WALL TILES

  • Ceramic wall tiles worth upto RS.40/sqft will be provided.
  • Height of the wall tiles will be up to 2 feet above the granite platform.

WASHROOM

  • Sanitaryware and CP fittings will be used of worth upto RS.25000 per 1000 sqft of construction
  • Includes EWC, washbasin with pillacrock, wallmixer/diverter.
  • Health faucet, overhead shower with arm, concealed stopcock, CP fittings and accessories.
  • CPVC/PVC; Astral brand CPVC and PVC will be used in plumbing.
  • Waterproof flush bathroom doors will be provided of worth RS.3000 including fittings.

CERMIC WALL AND FLOOR TILES

  • Ceramic wall tile worth upto RS.40/sqt and floor tiles worth upto RS.40/sqft will be provided.
  • Height of the wall tiles will be upto 7 feet above the floor.
  • Anti-skid ceramic floor tiles will be provided.

DOORS & WINDOWS

    MAIN DOOR AND FRAME:
  • Main door will be provided worth of RS.15000 including frame and fixtures.
  • Height and width of the main door frame will be 7 feet x 3 feet 6 inches.
  • Thickness of the wood section will be 5 inches x 3 inches. Standard door designs will be provided.
  • WINDOWS:
  • 3-track UPVC slidig windows with 5mm clear glass will be provided.
  • MS sections with 10mm MS grill for windows will be provided.
  • Basic price for UPVC windows including MS grill is Rs.400/ per sqft. Height and width of the windows and the grill design will be as per company standard.
  • INTERNAL DOORS AND FRAMES:
  • Doors for internal rooms will be provided worth of Rs.6000 including frame and fixtures.
  • Sal wood will be provided for internal door frames.
  • Primer coated or membrane doors will be provided for internal rooms.
  • Height And Width Of The Internal Door Frame Will Be 7 Feet X3 Feet.
  • Thickness Of The Wood Section Will Be 5 Inches X 3 Inches. Standard Door Desings Will Be Provided.

PAINTING

    INTERIOR PAINTING:
  • 2-coats of NIPPON wall care putty will be done.
  • 2-coats of NIPPON paints will be provided.
  • EXTERIOR PAINTING:
  • 1-coat of exterior primer will be done.
  • 2-coats of NIPPON paints ace weatherproof paint will be provided.
  • METAL AND WOOD PAINTING:
  • 2-coats of NIPPON paints enamel painting will be done for window grills, balcony and staircase MS railings.

FLOORING

    LIVING AND DINING:
  • Branded vitrified tiles of worth upto RS.50/sqft(with GST) will be provided.
  • BEDROOM:
  • Branded vitrified tiles of worth upto RS.50/sqft(with GST) will be provided.
  • STAIRCASE:
  • Sadarhalli granite of the worth upto RS. 65/sqft will be provided.
  • BALCONY AND OPEN AREAS:
  • Anti-Skid tile of worth upto RS.40/sqft will be provided.
  • PARKING:
  • Anti-Skid parking tiles worth upto RS.35/sqft will be provided.

ELECTRICAL

    WIRES, SWITCHES AND BOARDS:
  • Maharaja or equivalent brand fire proof wires will be provided.
  • CONA, GM or equivalent switches and panel boards will be provided.
  • Rooms shall be provided with 2 numbers of light points, 1 number of fan points, 1 numbers of plug points near bedside table.
  • Bathroom shall be provided with 1 numbers of light points, 1 number of geyser points.
  • Kitchen shall be provided with 1 numbers of light point, 3 numbers of plug points for -refrigerator, mixer, water purifier.
  • Living/dining/family hall each shall be provide with 1 number of fan point, 2 number of light points, 2 number of plug points.
  • Provision for television cable connection shall be provided.
  • Each house shall be provided with 1 number of calling bell and a light point.
  • Earthing pit for one dwelling capacity shall be provided.
  • Note: Electric fixing and fixtures like fans, bulbs, motors, meters, meters box etc., are not included in the package. It will be of additional cost.

Other Amenities

OVERHEAD TANK:

  • Cauvery ISI standard multi layered water tank will be provided.
  • Water tank capacity of 500 liters will be provided.

UNDERGROUND SUMP/TANK

  • Underground sump will be of 6’’ solid concrete blocks with water proof plastering.
  • Sump tank capacity of 5000 liters will be provided.

FABRICATION

    STAIRCASE MS RAILINGS:
  • MS railings of worth Rs.120 per sqft with standard designs will be provided.
  • Designs will as per customer’s wish.
  • 18-guage round/box pipes will be used.

ADD-ONS

  • Solar provision will be provided.
  • Geiser point will be provided.
  • Sajja: 1 number of sajja in rooms & kitchen will be provided.
  • Parapet wall: standard parapet wall of height 3 feet will be provided.
  • Utility, corridor, terrace walls of 3 feet will be provided.
  • 4-inch solid concrete blocks and both side plastering and painting will be done.

Construction Finishing

EXCLUSIONS FROM THE PACKAGE:

  • Borewell: Borewells not included in the package.
  • Water for construction of the project: Required amount of water for construction of the project should be provided by the client.
  • Pump and hose pipe should be provided by the customer for curing.
  • Drainage & ramp work is not included in the package.
  • Safety grill & safety doors are not included in the package.
  • We do not provide any flooring work in the setback area.
  • Interiors: interiors are not included in the package.

TEMPORARY POWER

  • Client must provide temporary power for the construction.
  • Temporary power renewal should be done by client every month until the construction of Project is completed.

COMPOUND WALL AND GATE

  • Compound wall and gate are excluded from the package.

GOVERNMENT APPROVALS

  • Cost of government approval is excluded from the package.
  • We will help you to get the approvals from the government.

ELECTRICAL/BESCOM

  • Electrical meters and meter box are not included in the package.
  • Bescom charges are not included in the package.
  • Road Cutting: Road cutting charges for bescom and bswssb are not included in the package.
  • Breking/Drilling Rock: Rock breaking or drilling expenses will be done by client.

NOTE

  • Standard height of headroom is 8-foot and tank room is 6-foot(not included in the package).
  • his pricing model is applicable for the plot size starting from 1200 sqft with minimum construction requirement of 1800 sqft built-up area.

WARRANTY

  • Warranty of 15 years will be providing for the structure.
  • Warranty starts from the date of handling over the project to the client.
  • Warranty for all the products can be availed directly from the manufacturer of the product.
  • We will be providing all the required bills of the products to the client to claim warranty.

MAIN AREA: LIVING, KITCHEN, BEDROOMS, BATHROOMS AND STAIRCASE WILL BE CHARGED AT RS.1589/SQFT.

NOTE

  • Civil engineer will be assigned for the project inspection and monitoring the quality of work and progress.
  • Sheds would be constructed at site premises for material storage and watchman/labour.
  • Floor plans and 2d elevation mentioned in this document is just for reference purpose only, the designs will change as per site dimensions and client’s requirements etc.
  • Simple elevations design with cement will be done by company.
