Regular Package

KITCHEN GRANITE PLATFORM

• 40mm thick granite platform will be provided (up to Rs. 110/sqft).
• Ceramic wall tiles will be provided (up to Rs. 40/sqft).
• Wall tiles will be fixed up to 2 feet height above the granite platform.

KITCHEN SINK, FAUCETS AND ACCESSORIES

• Stainless steel single bowl sink (up to Rs. 2,500) will be provided.

WASHROOM

• Sanitaryware and CP fittings (up to Rs. 25,000 per 1000 sqft of construction) will be provided.
• Includes EWC, wash basin with pillar cock, wall mixer/diverter, health faucet, overhead shower with arm, and concealed stop cock.

CERMIC WALL AND FLOOR TILES

• Ceramic wall tiles (up to Rs. 40/sqft) and floor tiles (up to Rs. 40/sqft) will be provided.
• Wall tiles will be fixed up to 7 feet height above the floor.
• Anti-skid ceramic floor tiles will be provided.

CPVC/PVC

• Astral brand CPVC and PVC pipes will be used.

BATHROOM DOORS

• Waterproof PVC doors (up to Rs. 3,000 including fittings) will be provided.

DOORS & WINDOWS

MAIN DOOR AND FRAME:

• Main door (up to Rs. 15,000 including frame and fixtures) will be provided.
• Door frame size will be 7 feet x 3 feet 6 inches.
• Wood section size will be 5 inches x 3 inches.
• Standard door designs will be provided.

WINDOWS:

• 3-track aluminium sliding windows with 5 mm clear glass will be provided.
• MS sections with 10 mm MS grill for windows will be provided.
• Basic price for aluminium windows including MS grill is Rs. 400/sqft.
• Window size and grill design will be as per company standard.

INTERNAL DOORS AND FRAMES:

• Internal doors (up to Rs. 6,000 including frame and fixtures) will be provided.
• Sal wood will be used for internal door frames.
• Primer coated or membrane doors will be provided for internal rooms.
• Door frame size will be 7 feet x 3 feet.
• Wood section size will be 5 inches x 3 inches.
• Standard door designs will be provided.

PAINTING

INTERIOR PAINTING:

• 2 coats of Nippon Paint Wall Care putty will be applied.
• 2 coats of Nippon Paint paint will be provided.

EXTERIOR PAINTING:

• 1 coat of exterior primer will be applied.
• 2 coats of Nippon Paint weatherproof paint will be provided.

METAL AND WOOD PAINTING:

• 2 coats of Nippon Paint enamel paint will be applied for window grills, balcony, and staircase MS railings.

FLOORING

LIVING AND DINING:

• Branded vitrified tiles (up to Rs. 50/sqft, including GST) will be provided.

BEDROOM:

• Branded vitrified tiles (up to Rs. 50/sqft, including GST) will be provided.

STAIRCASE:

• Sadarahalli granite (up to Rs. 65/sqft) will be provided.

BALCONY AND OPEN AREAS:

• Anti-skid tiles (up to Rs. 40/sqft) will be provided.

PARKING:

• Anti-skid parking tiles (up to Rs. 35/sqft) will be provided.

ELECTRICAL

WIRES, SWITCHES AND BOARDS:

• Maharaja or equivalent brand fireproof wires will be provided.
• Cona, GM, or equivalent switches and panel boards will be provided.
• Rooms shall be provided with 2 light points, 1 fan point, and 1 plug point near the bedside table.
• Bathrooms shall be provided with 1 light point and 1 geyser point.
• Kitchen shall be provided with 1 light point and 3 plug points for refrigerator, mixer, and water purifier.
• Living, dining, and family hall areas shall each be provided with 1 fan point, 2 light points, and 2 plug points.
• Provision for television cable connection shall be provided.
• Each house shall be provided with 1 calling bell and a light point.
• An earthing pit for one dwelling capacity shall be provided.

NOTE:

• Electric fittings and fixtures such as fans, bulbs, motors, meters, meter boxes, etc., are not included in the package and will be charged additionally.
• Extra electrical points required will be chargeable at Rs. 1,200 per point.

EXCLUSIONS FROM THE PACKAGE:

• Borewell: Borewell is not included in the package.
• Interiors: Interiors are not included in the package.
• Client must provide temporary power for the construction.
• Temporary power renewal should be done by the client every month until the construction project is completed.
• Water required for construction of the project should be provided by the client.
• Pump and hose pipe should be provided by the customer for curing.
• Drainage and ramp work are not included in the package.
• Safety grill and safety doors are not included in the package.
• No flooring work will be provided in the setback area.

COMPOUND WALL AND GATE

• Compound wall and gate are not included in the package.
• If required, the compound wall will be 5 feet high from road level with a thickness of 4 inches.

GOVERNMENT APPROVALS

• Cost of government approvals is not included in the package.
• We will help in obtaining the required approvals.

ELECTRICAL/BESCOM

• Electrical meters and meter box are not included in the package.
• BESCOM charges are not included in the package.
• Road cutting charges for BESCOM and BWSSB are not included in the package.
• Rock breaking or drilling expenses will be borne by the client.

NOTE

• Standard headroom height will be 8 feet and tank room height will be 6 feet (not included in the package).
• A civil engineer will be assigned for project inspection and quality and progress monitoring.
• Temporary sheds will be constructed at site for material storage and for watchman/labour.
• Floor plans and 3D elevations provided are for reference only; final designs will vary based on site dimensions and client requirements.
• Simple elevation design with cement finish will be provided by the company.

WARRANTY

• 15 years warranty will be provided for the structure.
• Warranty will commence from the date of handing over the project to the client.
• Warranty for all products can be claimed directly from their respective manufacturers.
• All required product bills will be provided to the client for warranty claims.
